Summer has come and passed, September is here in Dallas, and while the calendar says fall, the thermostat still says absolutely not. The good news? Our neighborhood is keeping the energy high with plenty of events, updates, and reasons to step away from the A/C (at least for a little while).
This month’s newsletter has the latest on what’s happening around the community, ways to get involved, and a few fun reminders that even in the Texas heat, our neighborhood is the coolest place to be.

National Night Out 2025 - October 7th @ 6-9pm

Mark your calendars for our annual neighborhood National Night Out Against Crime Block Party on Tuesday, October 7th from 6:00 pm- 9:00pm. It will be on Glencoe between Miller and Willis. This is a great way to meet new neighbors and reconnect with others.
There will be live music, food trucks, local artisans and vendors, children's activities (face painting and balloon animals) as well as beer and VPNA merchandise.
Be sure to bring cash or credit cards for the raffle and other items for purchase! There are some great prizes offered by local vendors.

The Vickery Place Neighborhood Association (VPNA) is gearing up for our annual National Night Out (NNO) on October 7th, 2025, and we need your help to make it a success! We're seeking local businesses to donate gift cards to raffle off at the event. Additionally, we're inviting local small businesses to participate as vendors to sell their goods. Pet of the Month - Winnie!
This month's VPNA Pet of the Month is Winnie! This adorable pup will be receiving free passes to Barking Hound Village from our neighbors, Lisa & Jeremy Jones, who have lived in Vickery Place for 16 years.
Winnie is a corgi with a personality as big as her ears. She was born on Cinco de Mayo in 2020 and has two siblings, Charlie the dachshund mix and Bluebell the corgi. Her favorite toy is anything that squeaks, and she is obsessed with playing fetch. Winnie loves to look out of her front window on Goodwin Avenue to see what is going on in the neighborhood. She loves meeting new people and is excited to get her first human sibling this fall. She’s equal parts playful, social, and hilariously stubborn!

"Doo The Right Thing" - A VPNA PSA
The VP community LOVES dogs.. We love their floppy ears, their happy tails, and even their zoomies. What your neighbors do NOT love - Opening their trash can to discover your pup’s little gift bags waiting for them like an unwelcome party favor.
Here’s the scoop on poop:
- Not your can, not your plan. Even if the bins are out on the curb, think of them as personal property. (Would you want a surprise bag of “chili” tossed into your kitchen trash? Exactly.)
- It’s actually a Texas thing. Under Texas Health & Safety Code, Chapter 365, placing any waste—like a tied dog‑poop bag—into someone else’s trash receptacle that is not your own could legally be considered an unauthorized disposal at a non‑approved site. Even if the waste is minimal (under five pounds), this is a Class C misdemeanor—punishable by a fine. Texas Statutes
Pet-Friendly Disposal Hacks (That Won’t Get You the Stink Eye)
1. Your can = best plan. Tote it home like the proud parent of a stinky toddler diaper.
2. Flush it (bag-free). Yes, dog poop is flushable—just don’t flush the bag.
3. Try a pet-poop composter. Your roses may actually thank you.
4. Public trash cans. If you see a park or city bin nearby—drop it there, guilt-free.
🐾 The Bottom Line - Picking up after your dog makes you a responsible owner. Putting it in your own trash makes you a good neighbor.
So let’s keep the love flowing, the sidewalks clean, and the side eye to a minimum. Because nothing says “I value our neighborhood” like keeping your dog’s poo in your own queue.
September Yard of the Month - 5544 Miller Ave.

Yard of the Month: 5544 Miller Avenue
This month’s Yard of the Month belongs to longtime neighbors Tiffini and Corey Leaverton, who have called our neighborhood home for 15 years—living in three different houses along the way. They started on Bonita, later moved to Willis where they undertook a major renovation, and in 2020, when the pandemic brought new challenges, they found their current home at 5544 Miller. With two garage apartments, it provided the perfect solution for welcoming additional family members to live close by.
It’s truly a full house—and not just with family. Over the summer, two ducks claimed the backyard as their own, and now five babies are living in the pool area until they are ready to take flight. When that happens, Tiffini and Corey will reclaim their backyard oasis, complete with a pool, outdoor kitchen, pizza oven, and even beer and wine on tap—a space designed for entertaining and relaxing.
The front yard has gotten a lot of love too with a refresh last fall. Tiffini envisioned something drought-tolerant yet soft and welcoming. Today, yuccas, plumbago, lamb’s ear, and a Japanese maple blend beautifully with lush zoysia grass, a favorite of both the couple and the neighborhood dogs. They credit Texas Lawn Legends for helping bring that vision to life.
Tiffini and Corey say they love the walkability of the neighborhood and can often be found dining at nearby restaurants - when asked about a favorite they were quick to reply "all of them!". Great neighbors and great patrons of our local businesses - it makes Vickery Place a great place to live! Branch Out Dallas: Free Trees for a Greener, Cooler Neighborhood
Dallas residents, mark your calendars! The Branch Out Dallas tree giveaway is back—bringing free trees to front yards across the city and helping enhance our urban canopy.
Why Trees Matter
Planting trees isn’t just about beautifying your yard—it’s about building a healthier, more sustainable Dallas. Benefits include:
- Reducing stormwater runoff
- Cooling the urban environment and combating the heat-island effect
- Improving air quality
- Lowering homeowners’ energy use and increasing shade
Each tree planted brings us closer to a cooler, greener, more resilient city.
What You Get
Participants select a 5-gallon tree from hardy native species such as:
- bur oak
- Mexican white oak
- sycamore
- American elm
- Mexican plum
- redbud
- cedar elm
- Shumard oak
- lacebark elm
These trees are specifically chosen for their resilience in the North Texas climate!
- Registration opens from September 2 to September 30, 2025. The exact process details will be on the official Branch Out Dallas webpage Dallas City Hall.
- To pick up your tree, you’ll need to:
- Register online during the registration window
- Bring a Dallas water bill or government ID with a Dallas address to verify eligibility
- Note: One tree per household, no delivery service, and trees must be picked up during designated event hours

Zoning Reform: September Series
An additional round of virtual interviews to gather more insight into Dallas’s land use and development environment will be held on 9/9, 9/11, and 9/16, with sign-up 30-minute slots available online on a first come, first serve basis. These are structured as listening sessions and are an informal conversation regarding zoning issues within Dallas.
